1. Before you head out the door to look at new homes, you need to sit down and review your household budget. Decide on what you can afford and stick to that specific amount.
2. Only look at homes that are below your budgeted amount. Don’t waste time looking at homes above your price range as they lead to buyer’s temptation. Let your real estate agent know that you ONLY want to view homes below a certain dollar amount. No exceptions!
3. Consider the home’s location! This is an absolutely essential factor to consider when deciding where to live, as you need to make sure that everything you need is within a comfortable distance. Many home owners get into a new home that they absolutely loved and then later on down the road regret their decision simply based on location. Is the home convenient to your workplace? Schools? Shopping centers, doctor’s offices, hospital, etc.
4. Ask to see paperwork on the home’s maintenance work! You want to see when the hot water heater was installed, the furnace, air conditioning system, roofing, plumbing, etc. Are these mechanical items in great working condition and new…or will they need to be upgraded and/or repaired in the very near future?
5. Get an independent home inspector to come into the home that you are considering purchasing and give it a thorough inspection, from top to bottom! This is well-worth the added expense and can alert you to any problems that may or may not be going on with the home that the naked eye can not see.
6. A lot of future home owners don’t consider having a pest inspector come into the home but this is very important to do! You want the home to be inspected for termites, bed bugs, spider infestations, etc. If there are any pest problems, get the previous home owner to pay for any and all extermination before you even consider purchasing the home.
7. Stop by the local police department and inquire about crime problems in the neighborhood that you are considering moving into. If there are problems, are they problems you can live with? What is the specific crime rate for that neighborhood and what type of crimes are they?
